The owner of this property on Turks and Caicos recognized the need in the islands for rentable warehouse space that would provide the lessee with the option to build out mezzanine office space and/or retail space at the front of each bay or to utilize the open 24ft height bays as is. The existing property which affords a view to the nearby ocean totals approximately three and a half acres.
Edward Lewis Architects provided a solution that fits well into indigenous island style, slightly reminiscent of a Key West or Bahamian style yet distinctly its own. The complex consists of two buildings with a total of seventeen bays approximately 3500 square feet each. The build footprint comprises approximately 57,500 square feet with parking for sixty-eight cars or light trucks/vans. The paved roadway provides ample access and turnaround for a full size semi tractor tailor to each bay. The complex is fully landscaped and incorporates continuous walkways for a pedestrian friendly environment.
The building envelope is structural steel framing with precast concrete tilt-up panels, steel bar joists roofing, and built-up flat roof over the warehouse with metal standing seam roofing over the entrance portion.
